Termite Fumigation: Tenting a House (Preparation and Process)

Posted: March 11, 2021 at 5:46 am

What is termite fumigation? In this guide, well be looking at the preparation, procedures and safety tips involved when tenting a house for termites.

Termites are some of the worst pest issues to have. Of course, this should be no news to home or property owners.

Getting rid of termite problems the best way possible should be a major concern. In this article, we are most interested in helping you find a practical solution that works: Tenting.

Termite fumigation is an often-used word when it comes to termite control, but what does it entail?

We urge you to read on to find out the processes involved in fumigation. We will be discussing extensively on major aspects of fumigating for termites.

Is tenting for termites necessary? Yes. Termite problems are not easy to handle. A lack of understanding of the process makes it even more difficult.

So, without further ado, lets begin our discussion.

Before fumigation is recommended for your property, an exterminator needs to establish the presence of termites. As expected, this control method begins with inspecting for termites.

When the problem is established and a go-ahead is given, fumigation then begins. However, this involves a process.

For instance, there is a standard checklist for termite fumigation preparation that you should not overlook.

Its expected that only a licensed exterminator supervises the removal of people, pets, food, drugs and animal feed from the building.

The next step begins with covering the entire structure or area with tarps. These (tarps) are meant to trap gases within a structure.

The termite fumigation gas used, penetrates openings such as pores, cracks, and crevices, hence killing all termites. Large tarps are used to cover structures before the fumigant is released.

Fumigation can take a day or more depending on the size of your structure.

One of the vital steps when preparing for termite tenting is the placement of a warning agent.

For the sake of clarity, a warning agent like Chloropicrin is generally used. A small amount of this compound is used before the application of the fumigant (Vikane).

Chloropicrin is a colorless liquid that has a strong odor. The sole purpose of applying it is to prevent people from stepping into an area before fumigation.

Most fumigants such as Vikane are odorless, colorless and tasteless gases. These features increase the risk of exposure, hence the need for a warning agent.

In measured doses, the warning agent Chloropicrin causes tearing and eye irritations.

During the application of this warning agent, youll need a shallow pan and an absorbent material. The liquid is poured into a shallow pan containing the absorbent material.

Fans are needed to blow, evaporate and circulate this liquid within your structure.

Here is how to prepare for termite fumigation:

Vikane gas is among the most effective and widely-used fumigants in the pest control industry. It is highly effective against termites. This gas is odorless, colorless and tasteless; and is meant for professional use.

A measured amount of this tenting chemical released into the structure penetrates everywhere within. Wherever termites may be hidden, they are unable to escape as it penetrates even the tiniest cracks, openings and pores.

Fumigators will install an inlet and outlet ventilation system before fumigation. Consequently, this comes handy when its time to aerate the building or treated area.

Aeration lasts for a specified time as determined by the licensed fumigator. Tarps are then removed only when the stipulated time elapses. But it isnt safe to move in yet.

Air samples will need to be taken and analyzed to confirm whether its safe or not. Special equipment is brought on-site for this testing purpose.

Your property is declared safe for entrance once your fumigator gives the go-ahead.

Well recommend that you dont delay termite treatment as there would never be the best time if consider the kind of damage these insects cause. You must know that termites work round the clock, 24/7 throughout the year.

The dryer the soil or wood, the more effective the treatment. This is because of many termite chemicals bond better when moisture is less.

Nevertheless, the best time to tent for termite is now. Get your property protected or treated as soon as you can.

Is tenting a house for termites safe? Well, it depends. Fumigation can be extremely risky when safety measures are not fully observed. Luckily, licensed professionals ensure that safety procedures are strictly adhered to.

However, this guarantee is only for persons who choose to use the services of professionals.

What were trying to say is the need to use the services of fumigation experts for safety reasons. Handling termite fumigation yourself is likely to go wrong on several fronts.

First, theres the need to get the right equipment. These tools are required for accuracy and safety.

Putting on the right safety gear matters for persons carrying out fumigation themselves. However, for persons not skilled in this control option, we recommend hiring the services licensed termite fumigators. These companies offer comprehensive termite extermination while significantly limiting your exposure to harmful fumigants.

You only need to point to the problem and back off. The rest of the job is thoroughly handled with professionalism.

Of course, youd need to discuss it with your fumigators. Food, drugs, pets, and humans will have to get out of the way as well. You will also have to figure out where to stay within the duration of treatment as well.

It isnt enough to use a warning agent such as Chloropicrin. A fumigator needs to conduct a thorough search of the building.

This involves taking a walk-through inspection of every room within the structure. Weve earlier mentioned the removal of people and pets.

An additional safety measure is placing caution signs at prominent locations.

These signs notify the public of an impending fumigation exercise, hence warning against trespass.

Lastly, the use of secondary locks to secure all entrances. This prevents you or anyone for that matter to step into your home during fumigation, at least until it is declared safe for entrance.

Pest fumigation companies are required by law to abide by all safety methods.

Sometimes, pesticides may persist after fumigation, so also do water-soluble fumigants which can leach through the soil, thereby contaminating surface water.

As a result of exposure, certain side-effects may be evident. Youd need to seek urgent medical attention when any of these signs are noticed.

Here are common termite tenting dangers that can affect you or your neighbors:

Exposure to a fumigant such as Vikane may result in nausea, weakness, lung and nose irritation, stinging eyes and vomiting.

Other side-effects include slow gait, irritability, and numbness among others. These are only the side effects of mild exposure to Vikane.

Severe exposures can be much deadly and present long-term health risks. These may be due to improper handling or application of the fumigants.

After fumigating for termites, the next thing to do is carry out a thorough cleaning of your property.

It is better to get a professional cleaning company to handle this for you. Such services are skilled in the post-fumigation cleanup. Some professional fumigators also offer this service, hence the need to find out if your termite exterminators do.

Adequate aeration of your home after termite fumigation is something you must do. Your fans should be on and windows fully open to allow for adequate ventilation.

While some fumigants are odorless, others arent. So, if by chance you perceive anything unusual, youd need to stay out of your home for a couple of days.

This time should be sufficient enough to fully dissipate the smell.

Did you forget to remove your curtains, table cloths, and bedding before fumigation? Wash these thoroughly and also shampoo your carpets.

Its no secret that youll need to stay out of your property during fumigation until it is safe enough to move in. However, the question a lot of people ask is how long.

How long do you have to be out of your house for termite tenting?

This depends on several factors, one of which is the type of fumigant used. In the case of Vikane gas, you may need to stay out of your home for a period ranging from 1 2 days.

This period may be longer when using other fumigant agents. Methyl bromide, for instance, will require upwards of 4 days.

Whatever it takes, we recommend you stay out for a sufficient period. Extend the specified time by a day or two for the complete dissipation of fumigants. This way, youd be doing your health a lot of good.

Its no gainsaying that food and edibles need to be kept out of the way before fumigation. However, knowledge of how to store such foods is necessary.

What needs to be removed when tenting for termites?

These are the basic steps to follow when fumigating for termites.

Fumigation is one of the best ways to get rid of termites. Nevertheless, the process comes with attendant risks that you cannot afford to ignore.

If you are looking for quotes, here is a guide detailing the cost of this procedure.

Above all, you shouldnt have problems with termite fumigation if you follow all the tips weve shared. Youll also need to follow recommendations given by the licensed fumigation company you hire.

For the third quarter of 2020, the Company reported a revenue increase of 10 percent to $512 million. Strong residential revenue growth and profit margin improvement continue to provide considerable operating momentum to the underlying Terminix business. Progress on initiatives to improve teammate and customer retention are driving productivity improvements that are increasing profits. The commercial business improved sequentially in the third quarter but remains behind the prior year as economic uncertainty from the pandemic lingers. Returning Home After Termite Fumigation: What to Expect

Posted: June 30, 2020 at 6:43 pm

Did you know termites infest600,000 homesevery year in the United States?

Termites are stubborn critters that are difficult to get rid of. If youve discovered termites in your home, you will want to get rid of them as soon as possible. To know what to expect after termite fumigation, read below.

After termite fumigation, you need to clean up your house due to all of the lingering chemicals. If you have the budget, you can call a professional company.

However, if you want to clean up yourself, follow a few steps:

Start by opening all the windows to allow the house to aerate. Ensure you wash and shampoo all soft surfaces such as carpets, bedding, curtains, table cloths, etc.

In addition, try to stay elsewhere for a few days afterward to make sure the smell is completely gone.

Once you go back to your house after the termite fumigation, youmay still see other pests.

Unless your home has been treated to prevent other pests, these little critterscould sneak into your house. These bugs will show up at your house to feed on the dead termites that hide in your house.

Pre-treating your house before the termite tent goes up is the best way to prevent other pests.

Even if you fumigate your house against termites, they might still linger for a few days after you move back home.

There are several reasons why a few termites might stick around after the pesticides.

For instance, it might take a few days for some termites to die. Also, not all pesticides kill termite eggs that may have stayed behind. Even if you have newly hatched eggs, they wont survive for very long without the colony.

Dont freak out if you still find termite droppings after the fumigation. You dont have to call the exterminator if you see droppings.

Droppings are also known as frass, and you might see them on your windowsills. Termites leave behind frass in small holes and tunnels around the windowsills.

When you slam closed doors and windows, the frills will surface for you to find. Wipingdown the area and adding a new coat of paint will take care of the problem.

If you fumigate your house against termites, you will still need to treat the entire property.

Keep in mind that there are termites thatmay linger in trees or subterranean termites.

Unless you treat the entire property, you risk these termitesfinding their way into your home. Make sure you treat the property to prevent another infestation.

Now that you know what to expect after termite fumigation, its time you get rid of those pests.

Ready to get rid of them forever?

What helps, and what doesnt, during a hectic home sale – East Bay Times

Posted: June 26, 2020 at 7:47 pm

Does it surprise you to know that there are usually about 29 people involved in a California real estate transaction?

Of course, you have the buyers and sellers, their agents, and their agents brokers.

Then, you add in the home inspector, the termite inspector, the termite companys repair crew, the fumigation company, the escrow officer, the escrow officers assistant, the title rep, the title officer, the county clerk, the loan agent, the loan underwriter, the loan processor, the buyers bank and the buyers employment verification officer just to name a few.

And how each of these people act, react and interact during the transaction can play a crucial role. Here are a few examples of how these participants can support, enhance or detract from the experience for the primary players the buyers and sellers.

When the escrow officers assistant sends the sellers escrow opening package, its helpful when the email includes along with the congratulatory message a simple net sheet of their expected sale proceeds, a cell phone to call in the event of any questions or concerns, whether theyd like to complete their paperwork in long hand or via electronic platform and a form identifying the bank account where theyd like their proceeds wired after the closing.

When the loan underwriter provides a complete list of additional documents needed for final loan approval, this also moves the transaction forward in a meaningful and timely way.

But when the underwriter asks buyers for more financial or personal information every other day, this is not as helpful.

Buyers are busy making a living so they can afford the house they are buying. They lose their patience having to go back to the well more than one or two times to meet the vetting requirements of the lender. (Note to you underwriters out there: I understand that some situations require you to ask for unanticipated additional documentation. This should be the exception, not the rule.)

When the homeowners insurance agent tells the sellers that the chances of them closing escrow on time is slim to none, based on absolutely no information on the current status of said escrow, and cautions them not to cancel their policy on the date their escrow is scheduled to close, this is less than helpful. It artificially and unnecessarily plants a seed of panic in the sellers. Thats not helpful in most cases.

When the market response to a well-staged listing with an upgraded kitchen and a pool results in over 40 showing requests in three days, and more than a dozen offers, many significantly over the list price, an agent who is undaunted by COVID-19 showing guidelines and rapidly accelerating demand, who has a strategy for countering each offer and who sets a cut-off date for additional offers can be very helpful.

Leslie Sargent Eskildsen is an agent with Realty One Group. She can be reached at 949-678-3373 or

How Much Does Termite Fumigation Cost? 7 Tips to Lower …

Posted: April 3, 2020 at 11:49 pm

Termites, pesky little creatures that can create catastrophic damage to any home's structure, are one of the biggest fears of a homeowner.

A termite infestation can create thousands of dollars of damage in your house without you knowing that it's happeningbefore you pay a professional pest control company for termite treatment and termite control.

Termites can infest homes or businesses with no warning at all and their colonies can live up to 50 years. Termites live off dead organic cellulose-based matter such as foliage, wood, cardboard and paper.

Because of this, they can burrow deep into the wood beams of your home or other similar materials and cause more damage than many property owners realize.

Many different types of termites can cause damage to your house or business. The least dangerous type of termite is the Dampwood termite, which, true to their name, typically build nests in wet material.

To survive, Dampwood termites need an environment full of moisture and cool air. These are the least dangerous type of termite because they don't destroy wood as quickly as other types of termites.

Subterranean termites are termites that live in the soil to build their nests. These will usually be found underneath areas such as your basement or your garden. They are more likely to be found living in hot weather because that is when the soil can provide all the necessary moisture and conditions for them to strive.

Drywood termites are the type of termites that are most likely to be found in your house. They are one of the most common types of termites in North America and have infested almost all of the houses in the US. They live in dry wood and hot temperate areas and they always infest walls and house structures. Colonies of Drywood termites are able to reproduce relatively fast and that is why they are the second most dangerous type of termite out there.

Finally, Formosan termites: The most dangerous of them all. They are similar to Subterranean termites, but they have more of a destructive behavior. Where other species of termites may take years to create significant damage to s structure, a single colony of Formosan termites can produce a million individuals in just a year, and they can ingest about 400 grams of wood daily. This means that they can destroy an entire house structure in only a few monthshow crazy is that?

Any of these types of termites can cause a lot of damage to your house if they are not treated as soon as you first notice signs of termites. And by the way, its not a great idea to rely on yourself detecting signs of termite infestations. Its better to call a termite professional and have them conduct a professional inspection because they have the tools and experience to detect termites better than the average property owner. Here are the things you should if you do notice signs of termitesand the costs associated with dealing with termites:

The very first thing that you should do when you see any signs of termites is to call an extermination company, much like the kind you can find from to be certain that they are causing the problem. Once they confirm that termites are the problem, you will get a list of options of treatments you can get. Chances are the representative will recommend that your house is fumigated. The very first question you'll ask is, "How much will that cost?"

Fumigation costs can range from a few hundred dollars, which is very rare, to several thousand, which happens when the problem is extreme. Extensions to your house such as garages, decks, or patios usually also need to be fumigated. These structures will add more to your fumigation cost. Fumigation costs typically range anywhere from $1-$4 per square foot but on average you can expect the cost to be around $2 per square foot.

To help clear this up a little bit, if your house is 2,000-square-foot, then you would be looking at a fumigation cost of about $4,000, assuming that the average cost is $2 per square foot. This can seem like an incredibly daunting cost but, in the long run, it's worth it. By taking an active stance and fighting the termites, you can potentially save yourself additional costs associated with repairing all of the damage they cause.

So, what exactly is fumigation?

What does does termite tenting achieve?

Fumigation uses the chemical Vikane inside the house and will then penetrate deep into the foundation to eliminate any termites. Before this happens, the crew will tent your house, meaning they will cover all of the structures with huge rubber tents to completely secure it and ensure that none of the gas will escapethis is to not only ensure the best results but to also protect your neighbors and wildlife from becoming sick from the fumes.

As you can assume, you will be not be allowed to stay in your home while this process is happening, which can take 3 to 7 days to complete. So, while this is happening, you'll need to find a new place to stay.

The costs associated with evacuating your home will vary depending on whether you stay at a hotel and if you have pets.

The costs of hotel rooms throughout the process can build up quickly, and the cost of buying food or eating out will add up fast too. However, if you plan it out well, you may be able to stay with a friend or family and avoid hotel and eating out costs.

After the fumigation process is completed and you and your family can return to your house, you'll have to start figuring out how much damage was done to your foundation. If the termites did a lot of damage, you will need to pay for repairs to fix that damage. These repairs all depend on how much damage was done, where the damage is, and how it can be repaired.

For example, if you have a patio or a porch, it might just be better for you to have them completely redone. Depending on how large the patio or porch is, this can really rake up a lot of expenses. If the termites damaged any supporting beams, you're looking at some major costs again.

Some ways to prevent having to potentially pay the costs associated with fumigating your house to deal with termites, you can have professional exterminators come through yearly to ensure that your house is clear of any termites or pests that could cause real damage to the building. They can also give you recommendations to help you figure out what exactly you can be doing to help continue preventing any infestations that can be costly.

How My Landlord Used a Loophole to Get Over on Me and My Neighbors – LA Progressive

Posted: March 13, 2020 at 7:44 pm

On February 19 my landlord sent an email notifying me and my neighbors that we were going to have to vacate our homes in two weeks due to termite fumigation. Two weeks.

I have never been through the fumigation process before, but from what Id heard, it meant having to pack, store and remove a lot of my belongings. With my work schedule, I didnt think two weeks was enough advanced notice but I was willing to go along with it provided the landlord kept up their part of the deal.

The landlord initially offered to prorate the rent for the days we were displaced and offered $400 for lodging and meals.

Displaced tenants should not be forced to find housing in a no-tell motel or worse sleep in their cars because their landlord didnt adequately provide for them.

Our counteroffer was that the landlord provide security for the building over the three days and two nights we were all displaced due to the increased number of burglaries of houses and apartment buildings during fumigation.

He initially scoffed at the idea claiming that the idea of a burglary was absurd because someone would die within 30 seconds of entering the unit. Even with all of the multiple news stories sent to him showing that these are sophisticated burglary crews, he remained incredulous. But thankfully all of my neighbors banned together and decided that if there was no security we were not vacating the premises.

It worked and we got our security.

What we didnt get was the promised money to pay for our housing and meals upfront.

On average, it costs $196 per night to book a 3-star hotel in Los Angeles.

Luckily for me, I had enough money to pay for somewhere to stay without the promised funds. I am not sure if my neighbors did or where they stayed. What I do know is that we were promised in writing the housing assistance and didnt receive the money ahead of time when it was needed but we were expected to vacate the property.

We all left.

I ended up spending $400 on lodging at a Ramada Inn in Koreatown and another $100 dollars on meals. I dont know what my neighbors did.

Our landlords promised to let us know when we could return. They did not. After numerous attempts to reach them, we were finally told that we could return home much later than the agreed-upon time.

I fully expected the check to be in the mail the next day and it wasnt. What I didnt expect was the response I received from my landlord when I inquired after the check.

We prorated youre [sic] rent for the two days you couldnt sleep there and That [sic] is our only obligation. These extra funds were sent to you as a courtesy for the inconvenience.

Hopefully [sic] you receive it tomorrow.

I dont think that any of my neighbors would have agreed to move out with two weeks notice without the promise of money to help offset the additional costs being placed on them even with the added security. I know I wouldnt have moved an inch.

I looked into my landlords claim and found out that hes right.

I called the Los Angeles Housing and Community Investment Departments renters hotline and explained the situation. It turns out he doesnt have to live up to his promise to provide assistance for our housing and food during our displacement. If we never get those checks, it doesnt appear that theres anything we can do about it unless were prepared to take him to civil court.

Thats not right.

I am one of the over 2 million renters in Los Angeles. I pay approximately $2,100 for an 850 sq. ft. one-bedroom apartment in a fourplex in the Adams-Normandie area. That in itself should be a crime.

Landlords should be required to give their tenants no less than 60 days notice for any fumigation that is not an emergency. Termite fumigation is not an emergency. In addition, landlords should be required to not only prorate the rent for the time a tenant is displaced but also pay for lodging and meals two weeks prior to the displacement so that the funds are available to tenants to make the necessary arrangements for their housing. Landlords cannot take for granted that all of their tenants have the discretionary funds to pay for hotel rooms upfront. Displaced tenants should not be forced to find housing in a no-tell motel or worse sleep in their cars because their landlord didnt adequately provide for them.

Its time for Los Angeles city leaders to close this loophole with clear guidance and protect tenants from landlords like mine.Jasmyne A. Cannick
