Terminix Global Holdings, Inc. (NYSE: TMX), a leading provider of essential services to residential and commercial customers in the termite, pest control, cleaning and restoration markets, today announced unaudited third-quarter 2020 results.

For the third quarter of 2020, the Company reported a revenue increase of 10 percent to $512 million. Net loss of $7 million, or $0.06 per share decreased $32 million from prior year driven by the $49 million Mobile Bay Formosan termite settlement. Adjusted EBITDA (1) for the quarter increased $26 million to $98 million with Adjusted net income (2) increasing $11 million to $34 million, or $0.26 per share. Both Adjusted EBITDA and Adjusted net income for continuing operations included $3 million of costs historically allocated to ServiceMaster Brands.

After an eventful first 50 days on the job, I am encouraged by the momentum we have as we continue our progress toward consistent, sustainable growth and profits,” said Terminix President and CEO Brett Ponton. Strong residential revenue growth and profit margin improvement continue to provide considerable operating momentum to the underlying Terminix business. Progress on initiatives to improve teammate and customer retention are driving productivity improvements that are increasing profits. The commercial business improved sequentially in the third quarter but remains behind the prior year as economic uncertainty from the pandemic lingers. We were also able to negotiate a favorable Formosan termite settlement in the Mobile Bay area that will improve the predictability of our results by reducing our future exposure to termite damage claims. Despite the pandemic uncertainty ahead, the team is focused on closing the year strong and is on pace to deliver Adjusted EBITDA above our original pre-pandemic 2020 expectations.”

For the second quarter of 2020, the Company reported a year-over-year continuing operations revenue increase of eight percent to $534 million and net income of $53 million, or $0.40 per share. Continuing operations Adjusted EBITDA(1) for the quarter increased $15 million to $119 million with Adjusted net income(2) increasing $4 million to $53 million, or $0.40 per share. Does it surprise you to know that there are usually about 29 people involved in a California real estate transaction?

Of course, you have the buyers and sellers, their agents, and their agents brokers.

Then, you add in the home inspector, the termite inspector, the termite companys repair crew, the fumigation company, the escrow officer, the escrow officers assistant, the title rep, the title officer, the county clerk, the loan agent, the loan underwriter, the loan processor, the buyers bank and the buyers employment verification officer just to name a few.

And how each of these people act, react and interact during the transaction can play a crucial role. Here are a few examples of how these participants can support, enhance or detract from the experience for the primary players the buyers and sellers.

When the escrow officers assistant sends the sellers escrow opening package, its helpful when the email includes along with the congratulatory message a simple net sheet of their expected sale proceeds, a cell phone to call in the event of any questions or concerns, whether theyd like to complete their paperwork in long hand or via electronic platform and a form identifying the bank account where theyd like their proceeds wired after the closing.

When the loan underwriter provides a complete list of additional documents needed for final loan approval, this also moves the transaction forward in a meaningful and timely way.

But when the underwriter asks buyers for more financial or personal information every other day, this is not as helpful.

Buyers are busy making a living so they can afford the house they are buying. They lose their patience having to go back to the well more than one or two times to meet the vetting requirements of the lender. (Note to you underwriters out there: I understand that some situations require you to ask for unanticipated additional documentation. This should be the exception, not the rule.)

When the homeowners insurance agent tells the sellers that the chances of them closing escrow on time is slim to none, based on absolutely no information on the current status of said escrow, and cautions them not to cancel their policy on the date their escrow is scheduled to close, this is less than helpful. It artificially and unnecessarily plants a seed of panic in the sellers. Thats not helpful in most cases.

When the market response to a well-staged listing with an upgraded kitchen and a pool results in over 40 showing requests in three days, and more than a dozen offers, many significantly over the list price, an agent who is undaunted by COVID-19 showing guidelines and rapidly accelerating demand, who has a strategy for countering each offer and who sets a cut-off date for additional offers can be very helpful.

How My Landlord Used a Loophole to Get Over on Me and My Neighbors – LA Progressive

On February 19 my landlord sent an email notifying me and my neighbors that we were going to have to vacate our homes in two weeks due to termite fumigation. Two weeks.

I have never been through the fumigation process before, but from what Id heard, it meant having to pack, store and remove a lot of my belongings. With my work schedule, I didnt think two weeks was enough advanced notice but I was willing to go along with it provided the landlord kept up their part of the deal.

The landlord initially offered to prorate the rent for the days we were displaced and offered $400 for lodging and meals.

Displaced tenants should not be forced to find housing in a no-tell motel or worse sleep in their cars because their landlord didnt adequately provide for them.

Our counteroffer was that the landlord provide security for the building over the three days and two nights we were all displaced due to the increased number of burglaries of houses and apartment buildings during fumigation.

He initially scoffed at the idea claiming that the idea of a burglary was absurd because someone would die within 30 seconds of entering the unit. Even with all of the multiple news stories sent to him showing that these are sophisticated burglary crews, he remained incredulous. But thankfully all of my neighbors banned together and decided that if there was no security we were not vacating the premises.

It worked and we got our security.

What we didnt get was the promised money to pay for our housing and meals upfront.

On average, it costs $196 per night to book a 3-star hotel in Los Angeles.

Luckily for me, I had enough money to pay for somewhere to stay without the promised funds. I am not sure if my neighbors did or where they stayed. What I do know is that we were promised in writing the housing assistance and didnt receive the money ahead of time when it was needed but we were expected to vacate the property.

We all left.

I ended up spending $400 on lodging at a Ramada Inn in Koreatown and another $100 dollars on meals. I dont know what my neighbors did.

Our landlords promised to let us know when we could return. They did not. After numerous attempts to reach them, we were finally told that we could return home much later than the agreed-upon time.

I fully expected the check to be in the mail the next day and it wasnt. What I didnt expect was the response I received from my landlord when I inquired after the check.

We prorated youre [sic] rent for the two days you couldnt sleep there and That [sic] is our only obligation. These extra funds were sent to you as a courtesy for the inconvenience.

Hopefully [sic] you receive it tomorrow.

I dont think that any of my neighbors would have agreed to move out with two weeks notice without the promise of money to help offset the additional costs being placed on them even with the added security. I know I wouldnt have moved an inch.

I looked into my landlords claim and found out that hes right.

I called the Los Angeles Housing and Community Investment Departments renters hotline and explained the situation. It turns out he doesnt have to live up to his promise to provide assistance for our housing and food during our displacement. If we never get those checks, it doesnt appear that theres anything we can do about it unless were prepared to take him to civil court.

Thats not right.

I am one of the over 2 million renters in Los Angeles. I pay approximately $2,100 for an 850 sq. ft. one-bedroom apartment in a fourplex in the Adams-Normandie area. That in itself should be a crime.

Landlords should be required to give their tenants no less than 60 days notice for any fumigation that is not an emergency. Termite fumigation is not an emergency. In addition, landlords should be required to not only prorate the rent for the time a tenant is displaced but also pay for lodging and meals two weeks prior to the displacement so that the funds are available to tenants to make the necessary arrangements for their housing. Landlords cannot take for granted that all of their tenants have the discretionary funds to pay for hotel rooms upfront. Displaced tenants should not be forced to find housing in a no-tell motel or worse sleep in their cars because their landlord didnt adequately provide for them.

Its time for Los Angeles city leaders to close this loophole with clear guidance and protect tenants from landlords like mine.Jasmyne A. Cannick
